Estate Cleanout in Kamloops: A Practical Guide for Families and Executors

Clearing out an estate is different from ordinary junk removal.

You may be dealing with decades of belongings, important documents, family keepsakes, furniture, appliances, household chemicals, and items that family members still need to make decisions about.

The biggest mistake is treating the entire house as one big pile of junk.

A better approach is to separate the family decisions from the removal work.

At The Job Squad, we've helped Kamloops families, executors, property managers, and realtors with estate and property cleanouts for more than a decade. This guide explains how we recommend approaching the job before the truck ever arrives.

First, Why I Started The Job Squad

Estate cleanouts are personal for me.

One of the experiences that led me to start The Job Squad more than 10 years ago was dealing with an overwhelming family estate after a relative passed away.

I've been there, and I know how difficult it can be to figure out where to start.

That personal experience, combined with more than a decade of professional experience helping Kamloops families, is behind the practical approach in this guide.

1. Identify Who Is Making the Decisions

Before the cleanout starts, identify who is responsible for making decisions about the estate. This is usually the executor, or in some situations a Power of Attorney.

From there, decide what the family wants to handle themselves and who is responsible for each part of the process, such as hiring the removal company.

Some families want to do most of the sorting themselves. Others are out of town, short on time, or working toward a deadline and need more help.

Both approaches are completely reasonable, and we're here either way.

2. Plan and Line Up Your Help in Advance

Give family members, other stakeholders, and your junk removal company as much notice as possible so everyone can plan and be available when needed.

Leaving these decisions until the last minute can create unnecessary frustration, scheduling problems, and headaches that could have been avoided.

If you haven't chosen a removal company yet, see our How to Choose a Junk Removal Company in Kamloops guide for questions to ask before hiring.

3. Sort the Estate Into Simple Categories

You honestly don't need four, five or eight different piles.

In my experience, clients have had the most success keeping it simple with three categories. The more categories you create, the more complicated and time-consuming the process can become.

  • Keep: Belongings staying with the family or the estate.

  • Sell: Items worth having an estate seller, auction company or other specialist evaluate.

  • Remove: Everything else that needs to leave the property.

Once something is in the Remove category, you don't necessarily need to decide whether it should be donated, recycled, or disposed of.

With more than 10 years of local experience, The Job Squad can handle that part, using our sorting methods, donation partners, and knowledge of Kamloops recycling and disposal facilities.

Our goal is simple: separate what must stay from what eventually needs to go.

4. Avoid Beginning by Discarding Items

Before anyone starts loading a truck or filling garbage bags, identify the belongings that still require a decision.

A practical approach is for the family to deal with documents, photographs, sentimental belongings, valuables, and personal decisions while the removal crew handles the physical work.

Things to look for include:

  • Wills and estate documents

  • Identification and financial records

  • Photographs and family memorabilia

  • Jewelry and collectibles

  • Keys

  • Medications

  • Computers, phones, and storage devices

  • Items specifically left to family members

  • Anything that may need an appraisal

Open drawers. Check pockets. Look inside envelopes, books, boxes, and containers.

A junk removal company can remove unwanted belongings quickly. Determining what should remain with the family is a different job, and that decision should happen first.

5. How Long Does an Estate Cleanout Take?

There is no honest universal answer.

A lightly furnished condo that has already been sorted is completely different from a house occupied by the same person for 40 years with a garage, basement and outbuildings.

The removal portion might take several hours, a full day or multiple days depending on the amount of material, the access and the crew required.

But the physical removal is often not what takes families the longest. Sorting and deciding what stays is usually the part you should not rush.

When getting quotes, explain whether the property is already sorted or whether the company is expected to help with that process. Those are very different jobs.

A Recent Estate Cleanout Experience

A recent Google review from a customer whose family property had accumulated 51 years of belongings captures the kind of service we want families to experience:

“I can’t say enough good things about The Job Squad! Johnny and his crew performed what can only be described as a miracle by clearing out 51 years of accumulation.”... “I was completely overwhelmed and had no idea where to begin or how I was going to get it done. From the very start, Johnny’s professionalism, compassion, and understanding of my family’s loss went far beyond anything I expected. He communicated clearly throughout the entire process, making an incredibly difficult situation so much easier to navigate.” “What I thought would take days was completed in just a matter of hours. The team’s efficiency and work ethic were absolutely incredible.” — Lyndsy D., Google Review, July 2026

This job is a good example of why we are cautious about blanket claims online about how long an estate cleanout “should” take.

Every estate is different and unique.

Lyndsy expected the work to take days, but because the scope was clear and The Job Squad crew was equipped for the job, we completed the removal in a matter of hours.

That doesn't mean every estate cleanout should take a few hours. It means the time required should be based on the actual property, contents, access, and work involved rather than a one-size-fits-all estimate.

6. What Does an Estate Cleanout Cost in Kamloops?

Be cautious when someone gives you an "average estate cleanout price" without seeing - or at least understanding - what needs to be removed.

Two houses of exactly the same size can have completely different cleanout costs.

At The Job Squad, the important pricing factors include:

  • Amount of material

  • Weight

  • Type of material

  • Number of workers required

  • Loading time

  • Stairs and access

  • Dismantling

  • Transportation

  • Additional Facility imposed disposal costs

  • Special items requiring separate handling

Our published Kamloops junk removal pricing is transparent based on load size. Larger jobs are priced according to volume, material, weight, access, labour, and applicable disposal or recycling charges. We are happy to complete a site visit before removal day so you know what is involved and understand the costs upfront.

The useful question is not "What does an average estate cost?" It is: "What does this estate contain, what has already been sorted, and what work needs to get the desired result?"

That produces a far more meaningful price.

7. Donation Does Not Mean Everything Can Be Donated

Families understandably do not want usable belongings simply thrown away.

Neither do we.

But donation needs to be realistic. Charities and reuse organizations decide what they can accept based on condition, demand, storage space and their own policies.

Likewise, recycling only works when an appropriate recycling stream exists.

The Job Squad's approach is to identify opportunities for reuse, donation and recycling where practical, while being upfront that some material ultimately requires disposal.

8. If You Are Handling the Estate From Outside Kamloops

Executors and family members are not always local, and managing an estate remotely can make planning even more important.

Before hiring anyone remotely, establish:

  • exactly who is authorized to approve removal

  • what must remain in the property

  • whether anything is still being picked up by family

  • access arrangements

  • photographs of the property and contents

  • the agreed scope of work

  • how additional material will be handled if discovered

  • how completion will be documented

The clearer these details are before the work begins, the easier it is for everyone involved.

9. When Does Professional Estate Cleanout Help Make Sense?

Doing it yourself can make perfect sense when the estate is small, family members are available, you have suitable vehicles, and there is no pressing deadline.

Professional removal becomes more useful when:

  • there is a large volume of material

  • heavy furniture or appliances need to be moved

  • stairs or difficult access are involved

  • family members live out of town

  • the property needs to be prepared for sale

  • an executor or realtor is working against a deadline

  • multiple disposal and recycling streams are involved

  • the family has already spent enough weekends working on it

Hiring professional help does not mean handing over every decision.

You decide what goes. The removal crew handles the physical work.

10. Before You Book an Estate Cleanout

A few minutes of preparation can make the job substantially easier.

Make sure:

  • important documents and valuables have been removed

  • family members agree on what can leave

  • items being kept are clearly separated or marked

  • the company knows about stairs and difficult access

  • unusually heavy items are disclosed

  • hazardous materials are identified

  • you understand how pricing is determined

  • you know what labour, transportation and disposal are included

Then the cleanout can become what it should be: a removal job, not a rushed family decision-making exercise.
